465 Victoria Street, Chatswood

Another prestigious project with FKP, in Chatswood this time! This project consisted of 17 storeys of total strip-out of all furniture and finishes back to bare shell ready for new fit out, total demolition of forecourt shops and structures on ground floor, total demolition of second storey bridge leading from the forecourt to the railway station across the road, the removal of escalators from forecourt to the second storey bridge and penetrations throughout the building for new lifts.

A few details of scope successfully completed:

Total Strip-out of All Furniture and Finishes Back to Bare Shell
This scope was done in record time, FKP program per level was 5 days Mann Group completing a level ever ytwo days saving 51 working days over the 17 levels. Keeping in mind the quality of the structure which was to be handed back to the client for the fit out works.

Total Demolition of Forecourt and Shops and Structures on Ground Floor
All works completed on time without incident or injury! After propping the podium slab and creating access for the Mann Group trucks, Mann Group proceeded with the total demolition of this area; key areas to be noted were the removal of the roof structure above the escalators leading to the bridge which was approximately 11×16 175 m2. Mann Group stripped the cladding and pre cut the columns from elevated work platforms (EWP’S) in preparation for the 250t crane to lift the roof in one go. This was done to mitigate safety (no men working on roof) and save time and money (limiting processing at heights by hand)… another safe and cost effective methodology by the team!

Total Demolition of Second Storey Bridge
This task was completed so safely, efficiently and without injury or incident that Chatswood council, state bus authority and FKP rang to congratulate Mann Group in the successful completion. This work was programmed to be completed in seven days and Mann Group completed it in two days. This meant that the bus authority could redirect the buses to use the road which was closed five days earlier and the council could reopen the busy footpath leading to the railway station.

All in all this was a great achievement for the site team! Mann Group management commends all involved.
